🪙 Interest Rates Update (September 2026): Norristown & Montgomery County

If you've been waiting for mortgage rates to finally come back down, 2026 continues to keep everyone guessing.


Mortgage rates remain elevated, with 30-year fixed mortgage rates hovering around the 7% range nationally.

For homeowners sitting on mortgages from the 3% and 4% days, today's rates can make selling a home, and buying another one, a much bigger financial decision.


And that's something we pay attention to at Packhorse Moving.

Because when the housing market moves, we move. Literally.



🏠 Mortgage Rates Are Still Around 7%


As of mid-September, average 30-year mortgage rates are sitting around the 7% neighborhood, depending on the lender, borrower, credit profile, down payment and other factors.


That's a major difference compared with the historically low mortgage rates homeowners were able to secure just a few years ago.


Consider a $350,000 mortgage. The principal-and-interest payment...


At 4%, it's roughly $1,671/month
At 7%, it's roughly $2,329/month

30 year fixed mortgage

That's about $658 more every month for the same amount borrowed, before property taxes, homeowners insurance or HOA fees.


That's why even relatively small movements in mortgage rates matter.



📉 What About the Federal Reserve?


Whenever the Federal Reserve makes an interest-rate announcement, it's tempting to assume mortgage rates will immediately move by the same amount. It doesn't quite work that way.


The Federal Reserve directly controls a short-term benchmark interest rate, while mortgage rates are influenced by several other factors, including Treasury yields, inflation expectations and the mortgage-backed securities market.


That means a Fed rate change doesn't necessarily translate into an identical change in your mortgage quote the next morning.



🔒 The “Golden Handcuffs” Are Still Real


Here's one of the biggest challenges facing the housing market. Imagine you bought your home several years ago and have a 3.25% mortgage.

You'd like another bedroom.


Maybe you want a bigger yard. Maybe you're ready for a different neighborhood.


Then you look at what financing another house at today's rates would cost.

Suddenly that extra bedroom doesn't seem quite as important.


Millions of homeowners have had some version of that conversation, creating what the housing industry sometimes calls the mortgage-rate lock-in effect.


Homeowners aren't necessarily staying because they never want to move. Some are staying because giving up an extremely low mortgage rate is expensive.



🐴 What Does Any of This Have to Do With a Moving Company?


Pretty much everything. We obviously aren't economists at Packhorse Moving. We carry couches.


But after years of moving families throughout Norristown and Montgomery County, there's one thing that's pretty easy to understand: People buying and selling homes creates moves.


When homes change hands, somebody usually needs a truck. When fewer people sell, fewer people relocate.


And when mortgage rates eventually become more attractive to buyers and existing homeowners, it could encourage some people who've been sitting on the sidelines to reconsider moving.



So... Should You Wait for Rates to Drop?


That's a decision that depends on your own finances, housing needs and plans.

Nobody knows exactly where mortgage rates will be six months or a year from now.
